Getting Started

What’s the best way to get pricing on a floor plan I’m interested in?

How long does it take to build a custom home?

The timeline depends on the complexity of your design, your selection process, permitting requirements, and site conditions. The design and selection process can be short as several weeks, and the build itself typically runs several more months from groundbreaking to closing. We’ll give you a realistic timeline estimate during your consultation and keep you updated throughout the project via our online portal.

Floor Plans & Customization

If we like a floor plan, but want to change it, is that possible?

Absolutely. Our floor plans are starting points, not fixed blueprints. Most clients make at least some modifications — whether that’s adjusting room sizes, adding a bedroom, reconfiguring the layout, or making structural changes. During your initial consultation and plan review, our designer will work through any revisions with you. If modifications affect your budget, we’ll communicate those costs upfront so you can make informed decisions before anything is finalized.

Can I bring my own floor plan or a design I found elsewhere?

It depends. If you have a plan you love from another source, we can work from it or use it as inspiration. We’ll review it together and discuss any modifications needed to suit your lot, your budget, and our building process.

Are all the floor plans offered in any of Alden Homes’ communities?

Not necessarily. Some communities have specific guidelines around square footage, style, or footprint that may limit which plans are a good fit. When you meet with us, we’ll help you identify which plans work well for the community or lot you’re interested in.

Do you create renderings of what my house will look like?

Yes. We provide exterior renderings so you can visualize your home before construction begins. This helps ensure you’re confident in the design before anything is built.

Can I build on my own land?

Yes. In addition to our own communities, we build on customer-owned lots throughout the area – typically within a one hour drive from our Cornwall, PA location. Factors like lot size, shape, topography, and local zoning all play a role in determining which floor plans are the best fit. The Design & Selection Process

What does the selection process look like?

After your floor plan and pricing are finalized, you’ll work through selections for your home’s finishes and features — things like flooring, cabinetry, countertops, fixtures, and exterior materials. Our designer guides you through the process, helping you make choices that work together and fit within your budget. We’ll walk you through how selections are organized when we meet.

Construction & Communication

How involved can I be during construction?

As involved as you’d like to be. Once construction begins, you’ll have access to our online portal where you can monitor the build schedule, view progress photos, and message our team directly with any questions. We’re responsive and transparent throughout — you’ll never feel like you’re in the dark. Site visits are welcome, and we’ll let you know of key milestones where it’s especially worthwhile to come take a look.

How do I track progress during the build?

Through our online portal, you’ll have real-time visibility into your project from start to finish. You can check the build schedule, view progress photos, track expenses, and communicate directly with our team — all in one place. It’s one of the ways we keep the process transparent and stress-free, even when you can’t be on site.

What happens if I want to make changes after construction has started?

It depends on where we are in the build. Some changes are straightforward even mid-construction; others become more difficult or costly once certain phases are complete. That’s why we invest significant time upfront in the design and selection process — to help you feel confident before we break ground. If a change does come up during the build, we’ll be honest with you about what’s feasible, what it will cost, and what the impact on your timeline might be.

Can I use my own subcontractors or suppliers for any part of the build?

Generally, no. We work with a trusted network of subcontractors and suppliers we’ve vetted over many years of building. This allows us to stand behind the quality of every component in your home and deliver the level of craftsmanship we’re known for. If you have a specific product or material you’re interested in, bring it up — we’re happy to discuss whether it can be incorporated through our process.

Communities & HOAs

Do you offer homes in Homeowner Associations?

Yes. Several of our communities are HOA-governed, which helps protect property values and maintain consistent neighborhood standards. HOA guidelines may influence certain design choices — such as exterior finishes, roof styles, or lot coverage — and we’ll walk you through any applicable requirements as part of the planning process so there are no surprises.

Do I need to work with Alden Realty to buy a lot in one of your communities?

Not necessarily, though Alden Realty is a natural fit since they specialize in our communities and know the available lots inside and out. Whether you come to us through Alden Realty, another agent, or on your own, we’re happy to work with you. What matters most is finding the right lot for your home.

Move-In Ready Homes

Do you have any move-in ready homes if I want to skip the design/build process?

Yes, we do have some move-in ready or nearly-completed homes available. Availability changes, so the best way to find out what’s currently on the market is to reach out directly or check with Alden Realty. If you’re open to the custom process but concerned about timeline, we’re happy to talk through options that might work for your situation.

Energy Efficiency

Are your homes built to any energy efficiency standards?

Yes — and it goes well beyond the minimum. Every Alden home is designed and built to earn ENERGY STAR® certification, meeting the EPA’s rigorous standards for insulation, air sealing, windows, and HVAC systems. In practical terms, a standard code-compliant home scores around 100 on the HERS rating scale; Alden homes typically score in the mid-50s to low-60s — making them roughly 35–45% more energy efficient.

That performance comes from specific decisions at every stage of the build: Superior Wall foundation systems (R-21 vs. the standard R-12), blown-in BIBS insulation in all exterior walls (R-23), 2×6 framing with ZIP System® sheathing, a high-efficiency dual fuel furnace and variable-speed heat pump, whole-house humidity control, and ducted returns in every room. Every home is independently verified by a third-party inspector before closing.
