How It Works
Building on your own lot follows the same proven process we use in our communities, with a few additional considerations for site-specific factors like lot grading, utility connections, and setback requirements.

Before finalizing plans, we’ll assess your property for any site-specific factors. - Design & Customization:
Choose a floor plan that fits your vision and lot, then work with our designer to tailor every detail, from layout to finishes to smart home features. - Construction & Communication:
Throughout the build, you’ll have access to our online homeowner portal for real-time updates, progress photos, and direct communication with our team. - Final Walk-Through & Move-In:
We’ll walk the finished home together before closing, review your warranty coverage, and hand you the keys.
Frequently Asked Questions
Not every piece of land is immediately build-ready, but we’re happy to help assess your property. Key factors include local zoning requirements, lot size and topography, access to water and sewer or well and septic systems, and any deed restrictions. We’ll walk through these considerations together early in the process.
We focus our work in Central Pennsylvania, generally within an hour’s drive of Cornwall, PA. This covers much of Lebanon, Lancaster, and Berks counties, as well as portions of surrounding areas. Contact us if you’re unsure whether your lot qualifies.
We’re happy to discuss your ideas. Most clients start from one of our existing floor plans and customize from there—it’s often a more efficient path and ensures the design is optimized for construction. If you have a specific design concept in mind, bring it to your consultation and we’ll talk through what’s possible.

Pricing depends on your floor plan selection, customizations, and any site-specific preparation your lot requires—such as grading, driveway access, or utility connections. These site costs are separate from the home itself and vary by property. We’ll give you a clear picture of both during your consultation so there are no surprises.
Not necessarily. If you’re still in the process of evaluating or purchasing land, it would be helpful to speak with us early—we can offer guidance on what to look for in a buildable lot before you finalize a purchase.
The core design and build process is the same. The main differences involve the additional site evaluation step and coordinating with local municipalities for permits, utilities, and inspections. We can help you through this process.
